SENIOR PROJECT MANAGER
POSITION TYPE: Full-time
REPORTS TO: VP of Operations
SUMMARY/OBJECTIVE: Facilitate and manage single-family, multi-family and apartment projects. This position includes the planning, development and implementation of residential projects through several stages including acquisition, entitlement, construction and sales. This position provides broad operational opportunities as well as the chance to delve into all aspects of the for-sale and apartment rental development business.
Responsible for all governmental and agency processing required for initiation of site development and vertical construction, tentative and final maps, variances, model complex, sales program (DRE/VA) and utilities. This requires intricate and detailed knowledge of the subdivision map act, as well as, specific procedures followed by applicable governmental agencies and departments.
Manage the due diligence process for new land acquisitions including the creation of project schedules and budgets.
Oversee the implementation and revision of site development and vertical construction plans.
Monitor and anticipate government fee increases, growth issues, legal issues and safety issues.
Coordinate all permits including those required for sales complex, vertical construction, utilities, encroachments, site development improvements and certificates of occupancy. Such coordination should include a familiarity with any and all prerequisites to pulling such permits and when such permits are required. Monitor expiration dates of approved plans and issued permits.
Support field construction personnel including attending pre-construction meetings and tracking daily construction process.
Coordinate the dry utility work orders and work directly with public utility agencies.
Work with Sales/Marketing in the creation of Sales Information Packages.
Maintain project filing system in a complete and organized manner.
Oversee CFD formations and bond issuance.
Maintain plan check status/expiration schedule for each tract
Track bond exoneration and refundable collection
Create and manage project phasing and sequence sheets
Perform other duties as assigned
EDUCATION and EXPERIENCE
Bachelor’s Degree in Business or planning preferred.
5 or more years of experience as a Project Manager, required.
At least 2 years working with apartment construction, required.
Knowledge of BRE process and HOA Formation, required.
Proficient in Microsoft Office Suite and Microsoft Project Scheduling, required.
Valid California Driver’s License with clean DMV record, required.
Daily supervision of Project Managers.
