Sales Counselor
CLASSIFICATION: Salary + Commission
POSITION TYPE: Full-time
EXPECTED HOURS OF WORK: 5 Days/Week, Including Weekends, 10:00 am to 6:00 pm
REPORTS TO: Sr. Director of Sales and Marketing
SUMMARY/OBJECTIVE: This position is responsible for building relationships and guiding customers through the entire home shopping, purchase and close of escrow process at a specific Van Daele Homes community. Sales Counselors also function as crucial brand ambassadors representing Van Daele Homes, and among other responsibilities, handle prospecting, broker relationships, generating qualified buyers and sales, managing escrows and customer satisfaction to achieve on-time closings. Sales Counselors are also responsible for meeting company’s sales goals and established objectives.
ESSENTIAL FUNCTIONS:
Greet and welcome visitors to their community
Capture and enter visitor registration cards into CRM
Conduct sales presentations, model demonstrations, and site tours
Work with preferred lender to pre-qualify prospective buyers
Build relationships with lead base and conduct discovery to uncover purchase motivation.
Guide prospective buyers towards a purchase decision or refer them on to another community and/or builder (as needed)
Be an expert on their community’s floorplans, included features, options, site plan, and other unique advantages
Generate sales based on company sales and revenue goals
Write purchase and sale agreements
Maintain a Trust Log
Sell structural options
Help facilitate design studio, low voltage and Solar appointments
Manage escrow backlog and outside lender relationships to achieve on-time escrow closings
Conduct regular follow up to keep buyers updated on the progress of their home in accordance with company’s proprietary homebuyer communication and customer management policies
Oversee day-to-day operations of the sales office
Walk model homes regularly and ensure maintenance requirements are being met (coordinating with their field team) to keep their model homes in optimal condition per company standards
Collaborate regularly with Escrow, Marketing, Construction, Customer Care, Lender Partner, Design Center, and other members and partners of the community team
Maintain a proactive, solutions-based mindset and approach to work
Submit Sales, Traffic, Competition and other weekly/monthly reporting as required by company
Engage and participate in regular Sales Meetings and training
Cultivate and maintain relationships with local Real Estate Broker community
Regularly monitor competition and visit once a month to ensure competition tracking and understanding of market is current
Consistently deliver a home buyer experience in line with the Van Daele Homes brand
Perform other duties as assigned
QUALIFICATIONS:
UT Real Estate License in good standing
3-5 Years new home sales experience preferred
Willingness to accept assignments in various locations in the greater SLC area
Valid Driver License and a Clean driving record, required
REQUIRED SKILLS:
Excellent verbal and written communication skills
Outstanding interpersonal and customer service skills
Strong sales presentation and understanding of the sales process
Ability to collaborate with sales partners and other members of a community team
Familiarity with Purchase Agreements and Disclosures
Excellent time management, organizational, and follow-up skills
Must be proactive with the ability to multitask
Ability to complete Sales Reports, with attention to detail and accuracy
Overview of construction knowledge/ability to read plans
Understanding of escrow and mortgage process
Ability to work in a team environment
Computer literacy with competency in Microsoft Office Suite
